Yep you read that right. The first 3 months of
the market were pretty much none existent. The following 3 months
showed us there was light at the end of the tunnel, and it turned out
not to be a train. The first 2 months of the 3rd quarter have proven we
are on our way back to a more fair and active market.
The
interest rates are still at an all time low. However, in order to keep
inflation at bay they will have to rise. Prices have adjusted and
buyers have gotten off the fence. The buyers who had enough sense to
get pre-approved, at a lower rate, are now out there looking for the
all time good buy. There's still time to take advantage of the low
rates. This may not be your
last chance.
Not
all areas in the market are experiencing the activity others are. The
Bowser/Deep Bay area is still relatively slow compared to number of
sales in town. I believe the market will eventually ripple out to the
outlying communities. Especially with the lower end of the market in
town beginning to disappear.
We are still hearing good news
from the Lower Mainland & Victoria markets. Which is great.

The
average price in the area has not moved for the past 3 months. I
expect we'll see prices continue to flat line for another couple of
months. The last time the market did this was during the first 8 months
of 2001. With the current activity prices will eventually start to go
up. Not rocketing up. Just steady eddy. There are still some
exceptional buy's out there. But not for long. So if you or anyone
else you know is wanting to expand their portfolio now may be a good
time.
